Auckland's trusted building inspectors
Know exactly
what you're buying.
Why it matters
Buying a house is the biggest financial decision most people will ever make.
Most inspectors come with a checklist and a camera. Ours come with decades of hands-on experience in their trade — Mark with 45 years as a craftsman plumber and gasfitter, Brendon with 30 years as a qualified electrician.
They know what to look for because they've fixed every failure mode firsthand. A solid assessment doesn't just list problems. It tells you what's critical, what's cosmetic, and what questions to ask the vendor.
You leave with the full picture, not a sales pitch for remediation work.
The assessment
Every major system, assessed properly.
We inspect the full building, with the depth that trade qualifications allow. Specialised testing for meth and other hazardous substances can also be arranged upon request.
The process
Simple from booking to report.
Book
Tell us the property address and your preferred date. We'll confirm within 4 hours and coordinate access with the agent.
Inspect
One of our qualified inspectors visits the property and works through every major system, taking notes and photos throughout.
Know
You receive a clear, written report: what's significant, what's cosmetic, and what to follow up on. No jargon, no filler.
The inspectors
Tradespeople. Not just inspectors.
Both Mark and Brendon are fully certified to carry out independent building assessments. When one of them shows up to your inspection, you're getting someone who spent their career in the trade.

Craftsman Plumber & Gasfitter
Mark Culley
Mark has 45 years of hands-on plumbing experience across residential, commercial, and heritage work — and holds craftsman status, the highest level of trade qualification a plumber can achieve. He's also a licensed gasfitter, covering gas installations and appliances as part of a full property assessment.
When Mark looks at a property's plumbing, drainage, or gas systems, he's reading it the same way he would before signing off a repair: not checking boxes, but actually understanding what's there.

Qualified Electrician
Brendon Smith
Brendon has 30 years in the electrical trade, and has seen it all. He has gained extensive experience in residential new builds, rewires, renovation work and commercial electrical projects. An outdated switchboard, aging electrical systems or unsafe earthing aren't things he has to look up — he's seen it all before.
His assessment covers the electrical installation with the same rigour he'd bring to any electrical project undertaken by his own contracting business, and treats every inspection as if he were potentially buying the property.
Common questions

Everything you need to know about the inspection process, our qualifications, and what to expect.
A Pre-Sale Property Inspection is a comprehensive assessment of a property's condition before it is listed for sale or before buyers make an offer.
Our qualified inspectors assess key areas of the property and provide a detailed report covering:
- Structural issues (cracks, movement, subsidence)
- Roofing and guttering defects
- Dampness, leaks, and water damage
- Pest-related damage (including termites, borer, and woodworm where relevant)
- Electrical and plumbing concerns
- General maintenance issues
- Safety hazards
We offer a level of expertise that sets us apart from standard inspection services. Our inspectors are:
- Qualified Building Inspectors under NZS 4306:2005
- Registered and qualified in both electrical and plumbing trades
- Backed by decades of hands-on New Zealand construction industry experience
This unique combination of qualifications allows us to identify issues that other inspectors may overlook.
A pre-sale inspection helps you:
- Identify issues before buyers discover them
- Complete repairs that may improve property value
- Reduce the risk of sales falling through after buyer inspections
- Build trust and transparency with prospective buyers
- Set a realistic asking price based on the property's condition
- Speed up buyer decision-making by providing reliable information upfront
- Reduce the likelihood of disputes after settlement through clear disclosure of known issues
Even when a seller provides a pre-sale inspection report, many buyers choose to obtain their own independent inspection. An independent inspection can:
- Provide unbiased advice focused on your interests
- Identify changes that may have occurred since the seller's inspection
- Address specific concerns you may have about the property
- Help estimate future maintenance and repair costs
- Strengthen your negotiating position when making an offer
- Assist with insurance and finance requirements
- Highlight issues that may affect future resale value
Identifying potential problems early gives both buyers and sellers more options and greater confidence throughout the transaction.
Any defects identified during the inspection — whether minor or major — are clearly documented in our easy-to-read report summary and detailed inspection checklists.
We work closely with property owners to determine the most practical path forward. Through our network of trusted trade professionals, we can also help connect you with experienced specialists to address identified issues before the property goes to market.

"Mark found a plumbing issue under the subfloor that no one had mentioned. We walked away from that property. Found a better one three weeks later. Worth every cent."
Daniel K.

"I'd used two other inspection companies before. The difference is that Brendon actually explained what he found. Not a checklist, a conversation."
